Kenney Realty Services offers property management services for both
multi-family and commercial assets on a fee basis. Reporting
to owners can be weekly or monthly as requested by the owner and
can be as detailed as is needed. Reports can also be customized
to fit a client’s particular need. While certain standard
practices are followed, the management plan can be altered as requested
by the client.

Kenney Realty has extensive experience managing student housing
communities throughout the Southeast. We are skilled at leasing
one-, two-, three-, and four-bedroom apartments, and we typically
utilize by-the-bed leases at all student communities.
Marketing begins in January of each year for the fall semester at the
universities where we manage student properties. Our leases are
generally 12-month leases and require a 120-day notice of intent to
vacate. With leasing running from August through July 31 of
each year, this notice ensures that we are aware of our total availability
by April 1. Therefore we can utilize the time from April 1 through
the completion of exams to pre-lease for the fall semester. Marketing
includes custom designed websites for each community, Internet ads,
local publication advertising, and participation in activities at the
respective university such as sponsorship of athletic activities. We
typically allow a specific number of leases expiring at the end of
December. This accommodates the needs of December graduates,
and there are generally a sufficient number of transfer students to
occupy the bedrooms vacated by the graduating seniors.
All students must agree to a criminal background check in order
to be eligible for occupancy at any community managed by Kenney Realty
Services. Students with a felony conviction or any misdemeanor
conviction related to drugs or personal assault are denied occupancy. Prospects
must also have a sponsor willing to guarantee payment of the rent. Parents
generally execute the Sponsor’s Guaranty form which is attached
to and made a part of the lease.
Exhibit A of the Lease is a Move-In Inspection and Inventory Form. This
form is completed at move-in and verifies the condition of the apartment
as well as the furniture that is supplied with the apartment. It
is used at move-out to ascertain that all furniture has remained
in place and in good condition and to evaluate the condition of the
apartment and fixtures to determine if there are chargeable expenses.
All students living at a Kenney Realty managed community agree to
abide by the Rules and Regulations of the community as well as the
Code of Ethics of the respective university. The Guide to Successful
Living is executed as a further commitment that the student will
abide by the community guidelines.
All communities have on-site Community Managers and Maintenance
Supervisors. We also employ residents on a part-time basis
as Community Assistants. They assist in the office, distribute
newsletters and notices, and help plan monthly social activities. This
employment provides an opportunity for the students to earn money
to pay their rent and be involved in the social functions of the
community as well.
Our student housing staff work closely with the housing department
of the respective universities to place students who choose to live
off-campus. We generally participate in student orientation
functions and are readily available to provide tours of our communities.
We find that offering only 12-month leases encourages students to
remain in school during the summer, and this in turn has increase
summer enrollment at the various universities. It has also
enabled a number of students to graduate in 4 years, even in 5-year
programs.
The staff at our student communities are experienced, seasoned professionals
who can relate to the needs of the students and ensure a living environment
conducive to the students’ gaining an education.
